How to Do Local Keyword Research (A Practitioner’s Guide)

A client came to us in 2019 with a roofing company in Calgary. They had hired a national SEO agency the year before. That agency had targeted “roofing company” and “roof repair,” terms with solid search volume nationwide. After twelve months, they ranked on page three in Calgary. Their competitor, a one-truck operation, held position four in the local pack by targeting “roof repair NE Calgary” and “emergency roofer Bridgeland.” The smaller company got the calls. That lesson has not changed since then.

Local keyword research is the process of identifying search terms your nearby customers use to find businesses like yours. It differs from general research in one important way: geography shapes intent. Ranking well for local searches means understanding not just what searchers type, but where they are when they type it.

This guide covers the process we have used for local businesses in Calgary and across Alberta since 2007. No fluff. Just the work.

Explicit vs Implicit: Two Kinds of Local Keywords

Worth separating these before anything else.

Location-forward terms are called explicit keywords. “Calgary plumber.” “Dentist in Kensington.” “Emergency AC repair Airdrie.” The searcher tells the search engine exactly where they are going. These are the terms most businesses chase first, and rightfully so.

Implicit local keywords carry no city name. “Emergency plumber.” “Dentist open Sunday.” “AC repair near me.” The search platform infers location from the device or account settings. These still generate local results. Often they generate the local pack even without a city modifier. A business ignoring implicit keywords leaves a significant portion of local searches unaddressed.

Both types matter for local search. In practice, explicit keywords tend to drive traffic from searchers outside the immediate neighbourhood. Implicit terms capture those already nearby, typically the higher-intent queries. Worth knowing which type each of your target terms falls into before deciding how to use them.

Why Local Intent Beats Raw Search Volume

Here is the number that surprises most business owners: “emergency plumber NE Calgary” might get 30 searches a month. “Plumber” gets thousands. Seeing that gap, owners focus on the higher-volume term. That is usually the wrong call.

Someone searching “emergency plumber NE Calgary” at 11pm has already decided they need help. They are not browsing options. Conversion rates on hyper-local searches run far higher than on generic terms. The volume is low; the intent is decisive.

Monthly query volume matters. Local intent matters more. A page at position two for a 30-search-per-month Calgary-specific phrase often generates more calls than a page at position eight for a thousand-search-per-month generic term. Local search results compound over time, but they start with terms where the searcher is close to a decision.

That is also why local SEO keyword research delivers more value for small businesses than broad approaches. Competition thins fast. Fewer national brands bother optimising for “emergency roof repair Bridgeland” because the monthly searches are low. That gap is the opportunity. Our website keyword analysis work starts exactly here: the specific terms that national players skip over.

Seed Keywords: Where Local Keyword Research Starts

Every local keyword list starts the same way.

Write down every service you offer, in plain language. Not the way your industry describes it. The way a customer who is panicking at 2am would describe it. “Burst pipe.” “Furnace not working.” “Toilet won’t flush.” That gap between industry language and customer language is where this research earns its value.

From those seed terms, expansion happens in several directions. Neighbourhood names come first. Calgary quadrants if you serve the city. Timing qualifiers like “emergency” or “same day.” Problem descriptors: “broken,” “leaking,” “won’t start.” Outcome terms: “repair,” “installation,” “replacement,” “cost.”

Your Google Business Profile categories are also a seed source that most businesses overlook. Check the categories assigned to your GBP. Those categories signal which terms the search engine believes your business is relevant for. Compare what competitors in the same categories are ranking for and where your current coverage falls short.

Free Tools for Local Keyword Research

Paid tools help. They are not required for the first pass.

Google Keyword Planner is the most direct starting point. Free with a Google Ads account. Set the location filter to your city or service region. Enter your seed terms. The tool returns related phrases with monthly query estimates for that specific location. Calgary figures for most service terms are smaller than national numbers. That adjustment matters when prioritising where to focus first.

Google Search Console is, in our view, the most underused free tool in this process. It shows which queries your site already generates impressions for, and which pages earn clicks. That data is real. It comes from your actual audience, in your actual market. Queries generating impressions but no clicks are usually terms worth optimising for more directly. Worth checking before spending anything on paid tools.

The autocomplete feature in Google is not a volume tool. It is a language tool. Type your seed term into the search bar and watch what suggestions appear. Those suggestions reflect what real searchers in your area are typing. “Plumber Calgary” might suggest “plumber Calgary NE,” “plumber Calgary emergency,” “plumber Calgary reviews.” Each suggestion is a potential target.

Paid Tools Worth Knowing

Ahrefs and Semrush add monthly query data, keyword difficulty scores, and competitor gap reports. Both are paid. Worth the cost for the kind of ongoing SEO services Calgary businesses commit to year after year. For a one-time research pass, the free tools above carry most businesses further than expected.

Long-tail keywords are where these paid tools show their clearest advantage. “Plumber Calgary” is visible in Keyword Planner. A hyper-specific variant like “cost to replace main sewer line Calgary” surfaces best in a tool like Ahrefs, where you can filter by difficulty and see which competitors rank for it. That filtering capability is what the paid tier buys you.

Analysing Your Competitors’ Local Keywords

Pull up the local pack for your primary service term in your city. Look at which businesses appear. Visit their websites. Check their page titles and H1 headings. Look at the service pages they have built. The terms those pages target are a signal of what the search engine considers relevant for that service area.

Check their Google Business Profile categories. GBP categories are public. Open their profile, scroll to the category section. The categories your competitors have chosen tell you which terms position them in local searches.

On the organic side, the simplest competitor gap method is still effective. Run a competing URL through a tool like Semrush. Look for phrases they rank for that your site does not. That list is your gap. Not every gap is worth closing. Focus on terms where local intent is strong and your service directly matches the query. Your competitors’ keyword profile surfaces terms the seed process misses, consistently.

This gap analysis is where most local search work produces new ranking opportunities. The seed pass finds obvious terms. Competitor analysis surfaces the ones you would not have thought to target. In practice, our website audit maps both gap categories and shows which opportunities carry the most local intent.

Mapping Keywords to Pages

One primary search term per page. That rule prevents keyword stuffing and keeps site architecture clean for both search engines and visitors.

Every service you offer should have its own dedicated page. A plumber serving Calgary should not try to rank for “burst pipe repair,” “drain cleaning,” and “water heater installation” on a single page. Each one gets its own page with its own primary term. Related phrases and variations land on that page as supporting content.

Location pages follow the same logic. A business serving Calgary and Airdrie needs a dedicated page for each city. Calgary-specific terms go on the Calgary page. Airdrie-specific terms go on the Airdrie page. Combining them dilutes the local signal for both. The search engine needs to know which page to show for which city.

Keyword mapping is also how you avoid cannibalization. Two pages targeting the same primary search term compete with each other in results. That competition hurts both pages. Map each term to exactly one URL before building or optimising content.

Our work as an SEO expert Calgary companies rely on has shown repeatedly that businesses with clear page-to-term mapping outperform competitors with larger sites lacking mapping discipline. More pages do not help when those pages fight each other for the same terms.

Tracking Local Keyword Rankings Over Time

Rankings move. Not only because of algorithm updates. Competitors improve. Sites add or lose content. Searcher behaviour shifts seasonally.

Monthly tracking is the minimum for any active campaign. A rank tracker records your position for each target phrase, by city if you are covering multiple areas. Search Console tracks impressions and clicks for free, though it does not show exact position with the precision of a paid tracker.

Watch for terms moving from page two to page one. Those are worth prioritising for content improvement. Terms dropping from page one to page two need a technical review and a content audit. Search Console is where that diagnosis starts. Pull the queries that lost impressions over the past 90 days. Those are the terms to investigate first.

For businesses working with an SEO company, the monthly report should show movement clearly. Terms by name. Positions before and after. Directional change. If your provider is not reporting on local keyword positions that way, that is worth asking about directly.

Pairing Local SEO with Search Ads

Organic rankings build over time. Most businesses start seeing meaningful local movement in four to six months, depending on competition and current site health. That timeline is realistic. During that window, Google Ads management on local search terms fills the gap. Paid ads targeting the same terms you are optimising for organically keeps your business visible while the climb happens.

The two channels reinforce each other in search results. A business appearing in both the local pack and the paid results for the same query builds recognition faster than either channel alone. Term data from a Google Ads campaign also surfaces which local phrases actually convert. That feeds directly back into the organic term selection process.

Frequently Asked Questions

What is local keyword research and how does it differ from regular SEO research?

Local keyword research focuses on terms where geography shapes the results. Regular research targets volume and topic relevance globally. Local research targets phrases where a searcher’s physical location determines which results the search engine shows. The result set for “dentist” in Calgary looks nothing like the result set for “dentist” in Toronto. Local SEO keyword research accounts for that geographic variation.

Which free tools work best for local keyword research?

Google Keyword Planner with the location filter set to your service area is the most direct starting point. Search Console is the most valuable ongoing source because it shows real queries from your actual visitors. Autocomplete provides language-level insight into how searchers in your market phrase their searches. All three are free. Together they cover most of what a small local business needs for an initial term pass.

How do I find keywords for a business serving multiple locations?

Each city needs its own research pass. Calgary searches differ from Airdrie searches in volume, competitive pressure, and sometimes which services are most searched. Run the same seed process for each location separately. Build a dedicated page for each city. Two city targets on one page will underperform separate dedicated pages in almost every case we have seen.

Does search volume matter if local intent is strong?

Lower search volume with strong local intent usually outperforms higher volume with weak intent. A phrase searched 40 times per month in your city by people ready to hire generates more calls than a phrase searched 500 times nationally by people still browsing options. Local search returns compound over time but start with terms where the searcher is close to a decision. That is consistently where the conversions come from.

How often should I update my local keyword list?

Quarterly is the minimum. Searcher language shifts. New competitors appear. Seasonal demand changes which phrases spike. Run a Search Console review every quarter to find new queries generating impressions. Update your keyword map at minimum annually. Businesses that refresh their local terms regularly tend to maintain rankings better through algorithm updates than those who set their targets once and leave them.
